Company Overview

Custom Millwork & Display (CMD) is a premier commercial millwork and architectural woodwork manufacturer located in Indiana. We specialize in high-end, custom casework, millwork, and specialty fabrication for commercial, educational, university, and government projects.

Job Overview

CMD is seeking an experienced Commercial Project Manager to oversee projects from initial contract award through final delivery and closeout. This role is responsible for driving project execution, managing relationships with General Contractors (GCs) and architects, maintaining target gross profit margins, and ensuring seamless coordination with our internal estimating, engineering, and shop production teams.

Note: This is a commercial supply-and-fabrication project management role. Drafting and CNC programming are handled by our dedicated engineering team.

Key Responsibilities & Duties

  • Project Execution & GC Management:

  • Serve as the primary point of contact for General Contractors, architects, and owners from contract award to final delivery.

  • Lead project kickoff, attend GC scheduling meetings, and maintain active communication regarding project timelines, field measurements, and site delivery dates.

  • Enforce contract schedule clauses, manage scope changes, and submit timely change orders to protect project profitability.

  • Submittals & Engineering Coordination:

  • Oversee the shop drawing submittal and approval process, working with third-party vendors and internal engineering to ensure submittals match architect specifications.

  • Review shop drawings for scope accuracy, material specifications, and hardware callouts prior to customer submittal and shop release.

  • Procurement & Material Tracking:

  • Coordinate project procurement requirements with purchasing (lumber, hardware, stone, specialty items) to ensure materials are on-site to meet scheduled shop production windows.

  • Monitor lead times and vendor deliveries to prevent shop production delays.

  • Budget, Margin & ERP Financial Control:

  • Manage project financial performance against estimated budgets to consistently achieve CMD’s target gross profit margins.

  • Track material (BG) and direct labor (LI) costs within CMD’s ERP system, analyzing variance and addressing cost overruns proactively.

  • Manage monthly progress billing schedules, work-in-progress (WIP) milestones, retainage, and final job closeouts.

Qualifications, Knowledge & Skills

  • Experience: 3 to 5+ years of dedicated project management experience in commercial architectural millwork, custom cabinetry, or specialty commercial construction trades.

  • Blueprints & Submittals: Proven ability to read and comprehend commercial architectural drawings, structural plans, and shop submittal packages.

  • Commercial Construction Knowledge: In-depth understanding of commercial construction procedures, GC schedules, submittal processes, change orders, and sub-contractor workflows.

  • Problem Solving & Pressure: Strong problem-solving skills under time-pressured commercial construction deadlines.

  • Communication: Exceptional written and verbal communication skills for building trust with GCs, architects, vendors, and internal shop personnel.

  • Software: Proficiency with Microsoft Office (Excel, Word, Outlook) and construction ERP / project management software.
