Land & Distressed Assets Manager - Acquisitions & Disposals

Overview

The opportunity

This is not a standard land manager role. You will run our land acquisition function from day one. Within the next two years you will build and lead a team that covers two areas:

• Core land acquisition: sourcing, appraising, negotiating and securing residential development sites through to exchange.
• Distressed assets: identifying, buying and selling on stalled schemes, part-built developments and distressed sites for profit.

As the department grows, you will recruit and lead a team. We are looking for someone who wants to build a business within a business and to be rewarded for what they deliver.

What you will do

• Originate opportunities through agents, landowners, public sector bodies, your own network and our sourcing partners
• Appraise sites and lead due diligence on planning, technical, legal and viability matters
• Negotiate and manage transactions through to exchange, including options, conditional and unconditional contracts
• Lead affordable housing strategy, including viability, tenure, s106 negotiation and competitive RP bids
• Source and deliver distressed asset deals, including buy-and-sell opportunities
• Engage Homes England and local authorities on land and funding opportunities
• Manage agent relationships and fee terms
• Hand sites over to our Development team at the agreed stage
• Report weekly on the pipeline and monthly to the land committee
• Build, recruit and lead the land and distressed assets team

What we are looking for

• Proven track record of buying residential land in London or the South East
• Strong appraisal skills and commercial judgement
• Experience of affordable housing, s106 and RP disposals
• Experience of distressed, stalled or part-built assets is a strong advantage
• An entrepreneurial approach: you find deals, back your judgement and see them through
• A genuine appetite for hard work and high reward
• Clear, prompt communication and complete ownership of your workload
• Full UK driving licence and a vehicle suitable for business use (we could also provide you with a company car, as necessary)
