Highwater Associates is a boutique development, project and cost management consultancy in north London, regulated by RICS, working for investors and private clients on commercial property across the UK. We are looking for a Senior Project Manager who wants to run their own projects properly, without being micromanaged.

This role sits directly beneath the founder. That means real autonomy, real ownership, and a clear line of sight to Director. We run on a culture of adults. We hire people we trust to lead, and then we let them lead.

You will run several live projects at once, typically valued between £2m and £10m, across conversions, new builds, fit outs and external works, from pre-planning through to handover. You own the client relationship, the consultant team, the programme and the contract, while our in-house cost and quantity surveying team handles the numbers alongside you. Your focus stays where it should be, on leading the project and keeping the client confident.

Ownership is not just a word here. On top of a strong salary and a performance bonus, you earn ten per cent commission on the fees for any work you bring in and win yourself. If you have the appetite to grow your own book, the firm is built to reward it. Progression is open. How far and how fast is down to your capability and your work ethic, not a fixed ladder.

Someone who can manage independently and wants to. A confident communicator who can lead consultants and contractors and keep clients on side. A safe pair of hands on JCT and technical delivery who can be trusted to run a project from start to finish. Someone commercial and accountable, who owns the outcome and sees it through. Rigorous, organised and precise, because that is how we work. And curious, keen to keep learning, to make good use of new tools, and to take on more.

• Salary of £65,000 - £80,000 plus a performance-related bonus.
• 10% commission on the fees for work you personally originate and win.
• 28 days holiday including bank holidays, with the office also closed on Jewish holidays at no cost to your allowance.
