We’re Horton and Garton, an independent estate agent covering Hammersmith, Shepherds Bush and Chiswick, and this year’s High Street Business of the Year at the H&F Business Awards 2026 . We’re looking for an experienced property manager who is ready to take the next step and begin working towards leading our property management team, initially alongside our Lettings Director.

The role

You’ll look after your own portfolio of managed properties as the main contact for landlords and tenants. You’ll also be the person the rest of the team comes to for advice. You’ll report directly to our Lettings Director, run the morning meetings, sign off tenancy files, and help keep the department compliant with lettings legislation.

What you’ll be doing

• Running tenancies from start to finish: contracts, deposits, check-ins, renewals, rent reviews and check-outs
• Resolving property maintenance issues: logging reports, instructing contractors, getting quotes and seeing each job through to completion
• Carrying out regular property inspections
• Settling deposit negotiations
• Supporting and coaching less experienced property managers
• Leading team meetings and checking safety certificates, licences and compliance across the department

What you’ll need

• At least two years’ experience in residential property management
• Confidence dealing with landlords, tenants and contractors
• Good working knowledge of lettings compliance: gas safety, EICRs, EPCs, deposit protection and Right to Rent
• Strong organisation and real attention to detail
• Leadership experience is a bonus, but the drive to lead matters more
