Job Description
WHY WORK AT JOE & THE JUICE JOE & THE JUICE is a people-centric food and beverage company built around culture, not just juice, sandwiches, coffee, and much more. When joining us, you step into a high-energy community where the music is loud, the bar is your stage, and your personality matters as much as your skills.
We believe in four simple virtues that shape everything we do:
- Positive Attitude
- Inclusion
- Social Ties
- Growth
For us, this means that when you choose a cup-half-full mindset, welcome people from every background, build real friendships across the bar by creating great guest experiences, and use every shift as a chance to learn something new — you become more than just a Juicer; like us, you continue to search and find purpose and meaning in what you do.
From your first day, you’ll be part of an international network of Juicers who support each other, celebrate wins together, and push each other to grow. You will learn by doing, move through a clear Moneyball career path, and be part of a company where most leaders have earned their stripes behind the bar (fun fact: over 75% of our employees started as Juicers!).
If you love fast-paced service, music, people, and the idea of turning a job into a lifestyle, JOE can become a place to build skills, friendships, and a career that can take you across cities, countries, and roles.
Your Mission JOE & THE JUICE is kicking off its most expansive growth strategy across the UK and Ireland, and with a portfolio of 95 stores increasing rapidly, our Estates Manager role is key to keeping that estate working hard for us. Based in Central London, the role is part of the Real Estate team, working closely with the Construction & Development, Facilities, Finance and Legal teams. Reporting to the Real Estate Director UK & Ireland, this role owns the day-to-day management of our existing estate. It combines commercial rigour on rents, rates and service charges with hands-on landlord relationships and store visits, ensuring our estate is managed efficiently while protecting our brand and supporting long-term objectives. As the portfolio scales, you will have room to grow your scope and shape how we manage property across the UK and Ireland, in true JOE spirit: positive attitude, inclusion, social ties and growth.
Key Responsibilities
- Own and control the budgets for all property-related costs, assessing and appealing occupational costs where needed.
- Lead rent payments with Finance, ensuring rents are paid on time and any anomalies are investigated.
- Manage rent reviews and Business Rates revaluations alongside external consultants, reporting regularly to the Real Estate Director.
- Challenge service charge and insurance budgets to ensure landlords are correct and in line with the Code.
- Secure landlord consents for refurbishments, alterations and maintenance roll-outs, working with the Construction & Development and Legal teams around key lease dates.
- Manage and renew licensing for all external seating, and handle landlord approvals for ops activations and marketing initiatives.
- Support the Real Estate Director on dilapidations, schedules of condition, sub-leases and surplus space, and on planning and Use Class issues raised by local authorities.
- Keep property databases and information systems accurate and transparent, and monitor the notice inbox for incoming legal notices, liaising with Facilities on major maintenance issues.
What You’ll Bring
- RICS qualification preferred, or a minimum of 4 years’ relevant, practical estates experience.
- Hands-on experience of rent reviews, business rates, service charges and dilapidations.
- A knack for understanding complex problems and turning them into clear, pragmatic solutions.
- Knowledge and experience of Landlord and Tenant Law, plus database management, is a plus.
- Strong stakeholder management skills, with the ability to influence across functions and seniority levels.
- Strong negotiation and analytical skills: a structured, systematic and proactive self-starter who is commercially astute.
- Reliable and flexible on workload and hours, with some out-of-hours work at critical project milestones. The role is predominantly office based in Central London, with essential store visits and regular travel across the UK and Ireland.
- Fluent in English - other languages are a bonus!
